Office design rests on three decisions, and all three are connected. The first is zoning: which team sits where, and what the ratio of open to enclosed area will be. The second is acoustics: once a wall is removed, sound travels freely and concentration-heavy work suffers. The third is infrastructure flexibility: when the company grows, the layout has to change without construction work.
The common zoning mistake is placing everyone in a single volume. A sales team on the phone and an accounting team writing reports obstruct each other in the same room. A healthy office contains at least three distinct working zones: high-interaction team areas, quiet focus zones, and booths or meeting niches for short conversations.
Meeting rooms are planned in number and scale according to actual use. In most companies the large meeting room sits idle while small conversation spaces are constantly occupied. One large room plus three small ones delivers noticeably higher utilisation than two large rooms on the same floor area.
Acoustic treatment is layered and never solved by a single measure: a ceiling surface with a high sound absorption value, dividing panels between work groups, carpet or an acoustic underlay on the floor. For management rooms and HR units the partition must run slab to slab; the void above a suspended ceiling carries sound, so a partition wall alone is not enough.
In lighting, the priority is fixtures that cast no shadow across work surfaces and produce no screen glare. Desks along the facade need adjustable solar control; orienting desks perpendicular to the window reduces glare significantly. Softer lighting in shared areas separates the zones perceptually.
Brand identity registers most strongly in the reception area — not by enlarging a logo, but through material, light and proportion. The reception desk should be visible directly from the entrance door so visitors never lose their bearings.

Replacing two large rooms with one large and three small rooms produces noticeably higher utilisation on the same floor area. Rooms used for video calls also need attention to acoustics, the surface behind the camera and the direction of light.
